Three ways we may be able to help
Every situation is different. Depending on your property and what you owe, one of these may fit. We’ll explain the costs and tradeoffs of each in plain language so you can decide, with your own attorney or housing counselor if you wish.
Catch up the HOA balance with a loan
We pay off the HOA balance and you repay us under a written loan secured by your home, so you can stay put and stop the HOA collection process.
May fit if your mortgage is current and the HOA balance is the main problem.
Sell the home to us
If both the HOA and your mortgage are behind, we can make an offer to buy the property so you can move on without a foreclosure sale. We’ll show you the numbers and what you would receive.
May fit if keeping the home isn’t realistic and you want a clean exit.
Sell and stay as a renter
In some cases we buy the home and you rent it back under a written lease, with options at the end of the term such as a payoff or a transfer of the loan, if that works for both sides.
May fit if you want to stay in your home for now while getting out from under the debt.
Hi, I’m [REPLACE: Your Name].
I’ve spent 23 years in real estate, including bank-owned (REO) properties, foreclosures, short sales, cash-for-keys negotiations, and auction purchases. I know how overwhelming the letters, deadlines, and phone calls can feel, and how much it helps to talk with someone who has seen it before.
When you reach out, a real person will contact you. No call centers and no automated sales calls.

Common questions
Do I have to do anything after I send my request?
No. We’ll contact you to talk. You’re free to say no at any point.
Should I talk to an attorney or housing counselor too?
We encourage it. Free HUD-approved housing counseling is available at hud.gov or 1-800-569-4287, and Nevada Legal Services can help eligible homeowners.
Can I change my mind after signing something?
If you sell your home to us, Nevada gives you a right to cancel for a short period after signing. Your contract will explain how, and we will go over it with you.
What if my HOA or lender has already scheduled a sale?
Tell us the date when you contact us. Timing affects which options are realistic, and we’ll be upfront about what can and can’t be done in the time left.
